{"id":413,"date":"2009-07-08T08:00:38","date_gmt":"2009-07-08T12:00:38","guid":{"rendered":"http:\/\/www.yiddishecup.com\/blog\/?p=413"},"modified":"2012-03-26T16:27:52","modified_gmt":"2012-03-26T20:27:52","slug":"bad-for-the-carpet","status":"publish","type":"post","link":"https:\/\/www.yiddishecup.com\/blog\/2009\/07\/08\/bad-for-the-carpet\/","title":{"rendered":"BAD FOR THE CARPET"},"content":{"rendered":"<p><\/p>\n<p><span style=\"color: #993366;\"><strong>Real estate has cycles, but nobody knows<\/strong><\/span> what, or when, they are.\u00a0 Real estate is like life.\u00a0 It&#8217;s not orderly like music or tennis. \u00a0One day, two-bedroom apartments are moving; the next, nobody will touch them.\u00a0 Some years tons of tenants move out in January.\u00a0 Some years everybody stays in January.\u00a0 There is no pattern to anything in real estate.\u00a0 The only certainty is 10 percent of your tenants will give you 90 percent of your problems.<\/p>\n<p>I try to avoid certain tenants. \u00a0If I say hi to some of these people, it&#8217;s going to cost me at least $400.\u00a0 Could be a new stove.\u00a0 Could be a bathroom tile job.<\/p>\n<p><span style=\"color: #993366;\"><strong>I had a tenant whose wristwatch played Beethoven. <\/strong><\/span> That was interesting. I talked to him and it didn&#8217;t cost me a cent.\u00a0 He had moved to Cleveland from Buffalo to teach guitar.\u00a0 And his family ran a musical gifts company, he told me.<\/p>\n<p><span style=\"color: #000000;\">A tenant lent me a beat-up clarinet <\/span>and we jammed.\u00a0 Horrible reed.<\/p>\n<p>I had a tenant who included a poem with her rent about wildlife outside her apartment window. \u00a0&#8220;The hawk waits\/a dignified duration.\/Flies.&#8221;\u00a0 Not bad.\u00a0 I told her to take $25 off her rent \u2014 once.<\/p>\n<p>Those were the good tenants.<\/p>\n<p><span style=\"color: #993366;\"><strong>. . . I had a tenant who regularly won the <\/strong><\/span>Miss Cleveland contest for transvestites.\u00a0 His apartment was jammed with beauty pageant trophies \u2014 and young guys who crawled in his ground-floor bedroom window.\u00a0 The cops \u2014 and I \u2014 did not like that.\u00a0 Too many visitors is a big negative.\u00a0 William, my drug-dealing tenant, also attracted a lot of traffic.\u00a0 Bad for the hallway carpet. \u00a0The cops told me to stand to the side of the door \u2014not directly in front \u2014 when I gave him his eviction notice.
